What Pre-Approved Means

A Reviewed Design—Not an Automatic Building Permit

A municipal plan can reduce repeated design work. Your property must still satisfy zoning, access, servicing, grading and site-specific requirements.

ARU checks whether the plan fits your lot and goals. We then identify the remaining work required for a complete permit application.

  • Review lot dimensions and available building area
  • Check setbacks, height and emergency access
  • Review water, sewer, hydro and mechanical needs
  • Identify grading, tree and conservation requirements
  • Prepare a defined construction scope
Important: Structural, layout, opening or building-system changes may remove a design from the pre-approved stream.

Questions Homeowners Ask

Pre-Approved Plan FAQs

Does a Pre-Approved Plan Guarantee a Permit?
No. Your municipality still reviews placement, zoning, servicing and property-specific requirements.
Can I Modify the Floor Plan?
Some cosmetic selections may be possible. Layout, structural, opening or building-system changes may require a new review.
Are Pre-Approved Plans Always Cheaper?
They may reduce initial design work. Site work, utilities, foundations, permits and finishes still affect the total cost.
