A Riverdale homeowner builds a 700 sq ft laneway suite for $260,000. Renting at $2,800/month, they’re generating $33,600/year in income. The property value added? An appraiser put it at $210,000.

The Permit and Build Timeline

Laneway and coach house permits in Toronto typically take 5–8 months to approve — slightly longer than standard ARU permits because of utility connection complexity. Once permitted, construction typically takes 4–6 months.
